Burbage: Plans for homes unveiled after government approval

Developers have released more detail plans of a new estate on a 4.86-acre site in Burbage

Plans for 82 homes in a Leicestershire village have been unveiled after being approved by a government inspector.

Developers won an appeal for the new estate on the 4.86-acre site, off Lychgate Lane, in Burbage, last year.

Hinckley and Bosworth Borough Council rejected the application on the grounds of high levels of housing development in the village.

The government planning inspector said the benefits for new housing in the borough outweighed the adverse effects.

The new estate, named Chestnut Acres, would consist of two, three and four-bed properties, according to the Local Democracy Reporting Service (LDRS).

Developers Avant Homes East Midlands, which said 17 of the houses were classed as "affordable", has now submitted more detailed plans to the borough council.

'Easy access to amenities'

The authority's planning committee had refused the planning application, with a councillor arguing the village had become the "go-to place" for developers.

Government planning inspector Benjamin Clarke, who approved the development, said: "The proposed development would result in a notable increase in the overall level of built form at the expense of the site's existing open and verdant character."

He also recognised concerns about the amount of development taking place in Burbage.

However, Mr Clarke said the impact of the new estate could be offset by legal and financial agreements with the developer.

Avant has now confirmed it would contribute about £900,000 towards local facilities and services, including education and healthcare.

Managing director Ben Felton said: "With easy access to local amenities, Leicester and the wider East Midlands region, we think Burbage is an excellent place for us to build.

"We now look forward to Hinckley and Bosworth Borough Council considering our plans."

Work is due to start in early 2025, with the first new residents expected to move in later that year.
