Proposals for nine new houses and four apartments alongside a main road out of Ramsey have been approved.
The land, which sits adjacent to Andreas Road and Clifton Drive, has been zoned for development and includes public open spaces.
Of the nine houses there is to be a variety of semi-detached and detached, including three affordable homes and an apartment block of four, with eight garages.
Supporting the application, planning committee member Peter Young said it would make "good use of the land".
There were a number of concerns raised at the committee meeting, including the loss of about 80 trees.
However the planning officer recommended the plans be approved, stating none of them were native species and would be replaced.
There were also concerns the development would impact on the amount of sunlight reaching properties nearby.
Speaking on behalf of applicants Cornerstone Architects, Sarah Corlett said those concerns were "unfounded" as the development had been "sensitively designed".

A number of houses will be four-bedroom detached homes with garages
Committee member Peter Whiteway raise concerns there was not enough safeguarding to prevent ground water drainage moving to the east of the site, down to a residential area already prone to flooding.
He said while there were stipulations they should be be directed to the north for the houses, that did not extend to the apartment complex.
As a result planners agreed to add a further clause to make it clear that no ground water drainage should be positioned to the east.
The committee unanimously approved the proposals, and objectors now have 21 days to appeal the decision.
