A scaled down housing plan - for 300 new homes to be built in a Lancashire market town in 2025 - has been granted by planners.

The original slightly larger version of the joint scheme, for 330 homes in Poulton-le-Fylde, Lancashire, by Story Homes and Bellway Homes, received outline planning permission - on appeal – earlier this year.

A total of 30% of both schemes will offer affordable homes for people with a connection to the local area.

Wyre Council’s planning committee backed the scheme, which is earmarked for land off Blackpool Road.

'Spacious and structured'

Several other substantial developments have also been given the go-ahead in Poulton in recent years.

Story Homes will develop 143 of the homes, with Bellway Homes delivering the remaining 157, the Local Democracy Reporting Service said.

The Story Homes project includes a range of one to six-bedroom properties, while Bellway will offer one to five-bedroom homes.

Developers are required to offer community funding totalling more than £1.5m.

This new development will also include the conversion of farmland to new habitat for wildlife, as well as new open space and enhancements to footpaths.

In recommending the application, the planning officer stated that reducing the amount of planned homes had "resulted in a well-rounded, spacious and structured layout with areas of overlooked green infrastructure and many visual breaks between dwellings".

Work is due to start in summer 2025.
