Plans for a new neighbourhood square in a Devon town have been submitted for approval.

New shops, services and community spaces have been proposed for Sherford in what developers said would be "a significant step forward for the town".

Construction began at the site near Plymouth in 2015. The growing town is expected to expand to 5,500 homes but frustrations had been voiced over the lack of amenities.

Peter Sadler, managing director of Vistry South West which is part of the Sherford Consortium, said the planning application represented "a pivotal moment for the town and residents" and would "deliver essential neighbourhood facilities" the community had been "eagerly awaiting".

The consortium said the new development would form a vibrant town square with Sherford Vale school at its base.

It said it wanted to build on Sherford's existing community infrastructure, which included a school, community hub, sports hub, play facilities, country park and temporary convenience store.

The plans include a large convenience store, a nursery and a retail unit designed to "accommodate a variety of local businesses".

The developers said 40 residential apartments would also be built above the commercial premises, with dedicated parking areas for both retail and residential elements.

'A genuine heart'

The consortium said the local centre would echo the town's "Georgian-style design" and the existing green space within the square would be enhanced.

Mr Sadler added: "The project has taken longer than originally anticipated due to the complexities involved but we are now in a strong position to move ahead with this exciting development."

"The local centre will create a genuine heart for this part of Sherford, combining practical amenities with beautiful community spaces that reflect the quality and character residents expect."

Construction is expected to start in early 2026, with the hope of opening for business in 2027.
