A report, detailing plans for a major new holiday resort near Newquay has been submitted to Cornwall Council.

The proposals include up to 450 lodges, a swimming pool complex, three restaurants and sports and health hubs.

The Mountjoy Resort would be built on 67 hectares (165 acres) of land, north east of Quintrell Downs.

The report will allow councillors to consider the environmental impact of the plans by Kingsley Developments, prior to a planning application.

Planning consultant company Axis, described the development as a "21st Century eco park".

It said the energy needed would come from renewable sources, including a solar farm, allowing the holiday park to "operate at net zero".

The Local Democracy Reporting Service said formal plans are still to be finalised, but are expected to include new road access off the A392, parking, a shop, offices and a laundrette.

The environmental impact assessment report is due to be considered by Cornwall Council later this year.
