Plans for a new 167-bedroom hotel to be built in Hull have been approved by councillors.
Lexington Leisure wants to build on the site of the former Lexington Avenue nightclub, in Ferensway.
Hull City Council said it hoped the building would open in time for the city's role as City of Culture 2017.
In April, the council began work on a £25m city centre transformation project, which is also due to be completed by 2017.
Councillor Martin Mancey said the new hotel, featuring a restaurant, gym and conference rooms, would be a "valuable asset" to the city and create "a number of jobs for local people".
He said: "The building will create a landmark on Ferensway and revamp the area, which has been left unoccupied for a number of years."
The Lexington Avenue nightclub was closed in 2005 and demolition work began in 2009.
