The developer behind plans for a £140m shopping and leisure complex in Northamptonshire has put forward plans to increase the retail space.

LXB Retail Properties, which is developing the Rushden Lakes, is seeking permission for a hotel and leisure club to be added to the site.

A report to East Northamptonshire District Council says it also increases the retail space by 3.6%.

Kettering Borough Council objects to the increase in retail use.

A public inquiry in 2013 heard concerns about the development's impact on shops in nearby town centres.

The new plans go before the council planning committee later and officers are recommending approval.

Work on building the main Rushden Lakes shopping complex, given permission in June 2014 by Communities Secretary Eric Pickles, has already started.
