A £25m cinema and hotel development in the Isle of Man's capital has been given the go-ahead.
The plans include an 80-bed Travelodge hotel, 20 private apartments and four retail units on the former bus station site on Lord Street, Douglas.
Kane Limited's proposals for the Quayside North scheme were approved by planning committee.
The plans also include a multi-storey car park with space for up to 200 vehicles.
The redevelopment of the site, which has been a car park since 2002, would create 110 permanent jobs, the developers said.
Chief Minister Howard Quayle said: "This is fantastic news. The development of this site will be a welcome addition to Douglas town centre, creating a focus of activity with new jobs and facilities."
Final arrangements for the project are now subject to legal agreements between the developers and the Manx government.
