Plans for more than 200 homes in Bolsover are set to be decided this week.
Bolsover District Council's planning committee is recommended by officers to approve proposals on Wednesday from Lovell Partnerships for 217 homes on land north of Langwith Road.
According to a council report, 10% of the homes in the proposed development would be classed as affordable housing.
Documents submitted by the developer state: "The proposal demonstrates a high quality and sustainable residential development."
Plans state the proposed development would be about 19.8 acres (8 hectares) in size and would consist of a range of two, three and four bedroom properties.
If councillors grant planning permission, a Section 106 agreement will be put in place between the council and the applicant, where the developer will contribute to the cost of services and facilities to mitigate the impact of new homes.
The report prepared for the committee says the developer would be required to pay £656,436 towards education in the area and £193,564 in highways contributions as part of this agreement.
