Developer submits plans for almost 200 homes

The plans would include a proportion of affordable homes, the developer says

A developer has submitted plans to build 190 homes near Scarborough despite previous proposals for site being rejected.
Gladman Developments Ltd want to build the homes, which would include 29 affordable properties, on land off Mill Lane at Cayton.
Councillors rejected plans for 200 homes on the site in 2019 due to concerns about pressure on educational services, groundwater pollution and the impact on Cayton's rural setting.
Gladman said it had taken those issues into account in its new proposals.
​The latest proposal includes the creation of public open space, a children's play area, new pedestrian routes and the retention of approximately 0.36 hectares (0.89 acres) of land for the future expansion of the neighboring Cayton Community Primary School.
It is estimated the scheme would cost about £29m and would see the creation of 94 jobs a year in the construction industry and a futher 128 jobs annually in associated industries during building work.
The developer also requested approval for vehicle access points taken from Mill Lane, consisting of access into the development, access to a new car park next to the existing school and a potential emergency access point.
​The proposed site is said to be about 9.11 hectares (22.5 acres), comprising a single arable field with small areas of grassland, located on the north east edge of the village of Cayton and adjacent to Cayton Community Primary School.
According to the Local Democracy Reporting Service, the application stated: ​"The site is in a sustainable location, within a five to 10-minute walking distance of the services and facilities within Cayton, including pubs, convenience stores, a post office, and a primary school and nursery."
​North Yorkshire Council has not set a date for deciding on the proposal, which is currently open to representations from members of the public.
