New development could double size of village

A new housing development could more than double the size of a Surrey village.

According to the Local Democracy Reporting Service, developer Regency & Co has outlined a preliminary scheme to build about 500 homes in South Godstone, with buildings up to four storeys high.

Planning documents submitted to Tandridge District Council also make provision for shops or community spaces, play areas, and allotments.

The prospective scheme, dubbed Pale Park Village, would stretch across about 35 hectares (86.5 acres) of fields on the green belt either side of the A22.

At this early stage, the developer has asked the council for a scoping opinion which will determine the environmental studies required before a full planning application can be put forward.

How the project may affect wildlife and habitats, noise, air quality and water pollution are all factors which may be assessed.

Although the site is not part of any nationally protected areas, it is surrounded by several local nature conservations sites, according to planning documents.

If granted permission, construction is expected to start in 2027 with the site fully built and occupied by 2030.
