A plan to knock down a hotel in favour of a 12-flat complex on a key route has been rejected.

The project to replace the 33-bedroom Tower House Hotel in Wokingham Road, Reading, was initially dismissed by Reading Borough Council and turned down again by the Planning Inspectorate on Tuesday.

Inspector Martin Allen said if the complex was built some residents "would not experience satisfactory living conditions, with particular regard to daylight and outlook".

He said the proposed building would also have been "overly assertive and dominant" on Wokingham Road and "substantially bulkier" than other nearby buildings.
