Illegal rent charge: 'They said the fees have to be paid'

Tenants of private rented properties are being charged illegal fees by some property letting agents despite a change in the law banning the practice.

The Scottish government changed the law in 2012 to make rent and a refundable deposit the only legal fees.

One tenant told the BBC she paid fees for a reference check costing £55 and another check for the guarantor which was another £55, on top of the deposit and rent.

The company said clients were able to conduct their own checks independently and it was the agent's responsibility to make them aware of this.

BBC Scotland's Alicia Queiro spoke to Emma, not her real name, to find out her experience.
