Plans to build homes on the site of a disused lorry storage yard in Walsall have been rejected because of a protected tree.
The plot, between Springfields and Daw End Lane, was used by a haulage company which ceased trading three years ago, and there were no objections to the plans from neighbours.
But Walsall Council decided against the scheme on the grounds the tree had "demonstrable amenity value".

Crewe's EFL Trophy game against Shrewsbury tonight will be a chance for both managers to try out some fringe players.

Radioactive material has leaked on a ward at Birmingham's Queen Elizabeth Hospital, health bosses say.
It came from a toilet pipe on a cancer ward and leaked into a seminar room on the floor below.
The hospital said tests confirmed very low levels of radioactivity "that would cause no significant or long-term effects to a person, even if their shoe came into contact with it".
The hospital added no patients or services were affected by the leak which happened at about 11:30 GMT on Monday, but it said it had informed the Environment Agency.
The affected area has been decontaminated and the source identified as radioactive iodine - used to treat people with an overactive thyroid or thyroid cancer - which was administered to a patient and later excreted.
A couple of Coventry Blaze players will be involved in a three-team series, due to be screened online.

Emergency services were called to the stretch between Stretton and Gailey, near the junction with Ivy House Lane, at 11:40.

He also said backgrounds and gender of interviewers would be balanced across panels.
A firework attack on a Burton-upon-Trent takeaway is being treated as a hate crime.
Staffordshire Police said a gang of masked youths repeatedly threw fireworks at the business on Uxbridge Street on Saturday evening.
Nobody was hurt, but the force said it was aware of a video being circulated on social media and it would take action against those involved.

Fire has broken out at a new student accommodation block in Hereford.
Crews were called to City Link Road at about 11:40 and discovered the fire on the second floor of the building which is still under construction.
The operation is still under way and everyone has been accounted for, according to a spokesperson.

Stoke City's Tyrese Campbell believes his new role has allowed him more freedom to create goals.
He leads the Championship in assists so far this season, with five, and has also scored four goals.
Cambell, who says "all I used to bother about was scoring", is now playing in a wider position.
