The owner of Gateshead's Metrocentre has cut its forecast for rental income, blaming the retail downturn.
Intu said 2019 would be "challenging" due to a rise in rescue deals, as stores struggle to pay rent.
It added that retailers were also delaying signing new leases due to "political and retail" uncertainty.
Intu said its like-for-like rental income for the year would fall by between 4-6%.

Labour has suffered shocks before on Teesside: the Liberal Democrats taking Redcar from them in 2010, Tory Ben Houchen beating them to become Tees Valley Mayor and, of course, Hartlepool’s famous monkey mayor.
But to be so heavily rejected right across the region on the same day is unprecedented.
There’s no doubt national issues were a huge factor, with Brexit at the heart of many doorstep conversations.
But though the Labour Council leaders passionately defend their record over the last four years, particularly dealing with the impact of drastically falling budgets, there is surely little doubt that large sections of the Tees Valley public have lost faith with the party locally too.
Labour loses control of Hartlepool, Darlington and Stockton and the Middlesbrough mayor vote.
Read MoreRedcar Labour council leader Sue Jeffrey said it had been a "disaster" for the councillors who lost their seats, but the loss was because of "Brexit and national politics", not local issues.
Labour holds Sunderland, North and South Tyneside and Newcastle, but its share of the vote is down.

"Our children have rejected the politics where hate crime is rising.
"When one of our citizens is hungry and homeless, we are all diminished.
"All of these crises have the same flaws. The dog-eat-dog ideology and an economic system that favours the interests of the ultra-rich of the working people who produce the wealth."
Sarah Glendinning, CBI North East director, said she was looking forward to working closely with new North of Tyne Mayor Jamie Driscoll "to create more jobs and investment in the region".
She added: “Now is the time to hit the ground running and start delivering on the needs of business and the wider community across the North of Tyne.
“Business has three priorities for the incoming Mayor: improving skills, upgrading creaking infrastructure and delivering a successful Local Industrial Strategy.
“The CBI will work with the Mayor to represent the region as a whole, providing a strong voice here, in Westminster and overseas.”
New North of Tyne mayor Jamie Driscoll has spoken after his victory:

Quote MessageOur small business owners have rejected the insecurity of not knowing if corporations will pay their bills or escape tax.
Quote MessageThe people in our charities and voluntary sector have rejected the chaos of the funding system, where they don’t know what income they will have from year to year.
Quote MessageOrdinary working people have rejected the claims of living week-to-week not knowing if they can pay their bills while their debts mount. "
Redcar and Cleveland Council has remained in no overall control after Labour lost 13 seats compared with 2015.
