Two men aged 19 and 39 have died following a flat fire in Llanrwst town centre in the Conwy Valley.
Fire crews were called to the blaze above a funeral director's in Ancaster Square, just after 06:00 BST.
The 39-year-old man was initially taken to hospital in a serious condition but has since died. The younger man died earlier.
A third man, 48, escaped unhurt from the blaze. Police say the fire is not being treated as suspicious.
The square and town centre remains closed following the fire. Police said the roads will reopen after the area has been made safe.
The A470, which was closed between the B5279, Tal-y-Cafn and the B510, Pont Fawr Bridge, has reopened.
The fire service evacuated the building and surrounding premises as they tackled the blaze.
