Plans for 110 homes near parkland set for approval

Plans to build up to 110 homes near parkland have been recommended for council approval.
More than half of the homes - on land off the A5 London Road just behind Towcester Racecourse in Northamptonshire - have been earmarked for a retirement living complex.
Preferred plans submitted to West Northamptonshire Council by applicant Pomfret Management Ltd include 68 retirement living homes, 15 apartments and 27 houses.
However, Towcester Town Council has raised concerns about vehicle access and the suitability of a housing development within the historic parkland, according to the Local Democracy Reporting Service.
A further 18 people also submitted their own concerns to the Conservative-controlled council, including the loss of green space, extra strain on local health services and the estate setting a precedent for developments edging closer to Towcester Racecourse.
One person commented: "It is getting beyond a joke with all the disruption all these building works are causing, that includes the damage the heavy goods vehicles are causing to the local roads."
Another said: “Leave some green space in Towcester. The racecourse is such a historical site, don’t spoil it."
If approved, the retirement scheme will provide modern one and two-bedroom apartments for residents aged over 55.
The developer would also be required to accept a section 106 contributions agreement, including 40% affordable housing on site, funding or schools and education, libraries, travel plans and open space maintenance.
The council will consider the proposals, external on Thursday.
Planning officers have recommended them for approval, external, if the developer includes affordable housing and funding for schools and education.
