Outline plans for 484 new homes, a primary school and a community centre on the outskirts of Northallerton have been submitted.

The scheme, on 28 hectares of agricultural land off Stokesley Road, is the second phase of a housing scheme on the north-eastern edge of the town.

Planning permission was granted in April for the first phase of the project, which will see 109 homes built to create the Allerton Gate estate.

Documents submitted on behalf of landowner the Church Commissioners for England said the development would "create a balanced, mixed community".

A road linking Stokesley Road and a new junction at Bullamoor Road would be built as part of the second phase of the development.

The plans also include an area of open space, shops and small businesses, along with pedestrian and cycle routes to the town centre.

Up to 145 of the new homes would be classed as affordable.

The site is assigned for housing within the Hambleton Local Plan.

Supporting documents submitted with the application said more details of the type of housing and the layout will be provided at a later date.

'Accessible location'

The planning application said detailed designs for the project have not yet been completed so only outline planning permission - an initial application to decide if the principles of the development are acceptable - has been submitted.

Planning documents said: "As envisaged when allocated in the local plan, the proposed development will form part of an extension to the north of Northallerton, creating a sustainable place with a full range of residential opportunities, to create a balanced, mixed community."

It said the site benefits from being a "highly accessible location" and "has all the components to become a residential neighbourhood of choice".

Land will be included within the site for a one-form primary school - a school which has a single class for each year group, according to the Local Democracy Reporting Service.

The 1.5-hectare school site would not be landlocked to ensure it can be expanded in the future if necessary.

A public consultation on the housing scheme was held earlier this year.

The exercise included a public exhibition attended by more than 150 people, agents for the applicants said.
