A controversial proposal to change the use of dozens of units at a shopping centre has been refused amid concerns it would drastically reduce the amount of retail stores.

Bosses at the One Stop mall in Perry Barr sought greater "flexibility" over 52 units, which would have allowed them to convert more shops into cafes, restaurants as well as businesses in the professional and financial sector.

They argued it would help attract tenants and fill vacant units quicker because in the future they would not need to file for planning permission every time a unit was to be re-purposed.

But development officers on Birmingham City Council opposed the idea expressing concerns the overall proportion of retail units at the centre could fall below the 55% threshold required for it to be classed as a primary shopping area.
