The victim was found in the property at Mount Sion just after 01:00 BST today.
She was taken to hospital where she later died. Her next of kin have been informed, and the cause of the fire is being investigated.
Kent Fire and Rescue Service said three fire engines were sent to the scene and crews used a high-pressure hose to extinguish the blaze in the ground-floor living room.

Two stolen shotguns in a black carry case have been found in Hove.
Sussex Police said they were discovered in Storrington Close, in an outside area undergoing renovation works, on 8 August.
They were stolen during a burglary in Wimborne, Dorset, in 2016.
Anyone with information about the weapons is asked to contact officers.

For IBM, eagerness is a key attribute for their young new joiners who are awaiting their A-level results today.
Jenny Taylor, who manages the graduate, student and apprenticeship programmes at IBM, tells Wake Up to Money: "We're looking for enthusiasm. Driven, innovative individuals with a passion to work for us.
"We're not looking for any specific skills. We realise that early professionals don't really have a lot of work experience but we are looking for certain attributes."

Thousands of students are eagerly awaiting A-level results today.
No doubt they're feeling a bit sick and very nervous, so Wake Up to Money decided to ask a few employers how important A-levels are for finding a future job.
Andrea Pattico, chief people officer at business advisory firm MVF, says: "We want a broad mix of people with broad experiences because we want to make sure we have a really diverse business.
"We're looking at the experience that person has had rather than the university they attended."
Wilbury Stratton founder Dan Chester says his firm only recruits graduates.
He says: "The three key things we look for when we interview graduates are first and foremost confidence, secondly we're always very interested in people with good research capability and skills and finally we're always very keen on people who are very collaborative, who understand to how to work well as part of a team."
A woman has been rescued from her house in Tunbridge Wells and taken to hospital following a large fire.
Three fire engines were sent to Mount Sion just after 01:00 BST.
The fire started in the ground-floor living room. An investigation into the cause of the fire has been launched.

East Sussex Council raised more than £1.4m from parking fines in 2016/17, an increase of more than 7.6% on the previous year.
The largest number of the fines were issued within the Hastings area raising more than £500,000 with 16,708 Penalty Charge Notices issued.
The figures from a council report show 83% of the Penalty Charge Notices were paid, while 2,800 were cancelled following appeal.
The report shows that 102 of the cancelled PCNs had been issued to broken down vehicles and 27 had been incorrectly issued to police vehicles.
