My word I don't believe it! What a sensational match! Louis Lynagh crosses over again and surely that's won it for Harlequins!

Once again he goes over at the corner and it comes via some fabulous work from Tyrone Green.

Marcus Smith makes no mistake with the boot and that should be that.

If you're just joining us, firstly, where have you been? Secondly, this is one peach of a Premiership final.

Harlequins are within just five minutes of a first Premiership title since 2012.

    Can they hold on?

"It’s off the cuff. Marcus Smith had to turn tail, give a little hitch kick and half a no-look pass to Louis Lynagh, who picked a fantastic line to go over and score.”

Heck! What a game! What a response (again) from Harlequins!

What a finale period we're in for here and it's all courtesy of good work from Quins as they pile on the pressure on Exeter and Louis Lynagh picks the ball up and crashes over at the corner.

Marcus Smith sends them two points ahead with the boot.

Louis Lyangh puts in a potential try-saving tackle as Sam Simmonds gets on the end of an Exeter drive to the line.

Both sides are looking tired now and it's a different kind of game than it was just 20 minutes ago.

“They need some water, there are going to be some tired bodies out there.

"Everybody is leaving it out on the field, it’s been a fabulous game.

“Who has got the mindset? Quins have the game plan but they need to get the ball and get some momentum.”

Joe Simmonds kicks Exeter into another five-point lead this time from a penalty which they eventually opt to kick over, instead of going for the corner again.

    A big finale awaits, surely.

After a spell of Exeter pressure, they win a penalty deep in the Harlequins end of the field and surely if it were up to me, I'd go for the three but no, they send it to the corner.

They don't do things easily, do they?

There's some afters from Danny Care in the midst of him having the ball taken from him by Exeter.

Play continues soon after but this highlights the competitive aura of this finely-poised second half so far.

A lot at stake with just over 15 minutes remaining and two points in it.

Luke Cowan-Dickie is sitting up now as he receives some treatment from the medics.

He's okay to stand and walk from the field but he had looked to have been knocked out in a run of the mill play.

He's due to go out to South Africa with the British and Irish Lions tomorrow, so it's good to see him cleared to walk away.

Jack Nowell is cleared to play on fortunately and play continues momentarily before it's halted again soon after.

Luke Cowan-Dickie requires treatment having gone down not so far away from where Nowell did.

Looks like he won't be able to continue.

Jack Nowell is down receiving treatment having tackled Joe Marchant after the Harlequins centre raced down the wing on the break.

Hopefully he's okay as he did well to chase him down.

Right as Harlequins looked to be fighting back here, Exeter win a counter ruck just metres away from their own tryline, thereby weathering the Quins storm.

They kick upfield from the penalty that follows and there's a Chiefs lineout on halfway.

“Don Armand and Stu Townsend have made a massive difference.

"Townsend has upped the intensity, pace and speed of ball significantly.

"With the tiredness that Harlequins are going to experience, it’s going to be very difficult to start matching up. Armand has been a proper nuisance.”

Blimey, this is a frantic match. No sooner do we get going again do Harlequins almost steal a try against the run of play courtesy of Marcus Smith's impressive run down the centre.

He offloads before the ball eventually goes loose.

What a fun match this is to watch.

    Stunning. Absolutely stunning.

Some final, this. Exeter open up Harlequins and pick them off one by one with a succession of flowing passes which results in Ollie Devoto going over with ease next to the sticks.

Joe Simmonds adds the two and quick as a flash, Exeter have demolished Quins' advantage.

Sam Simmonds picks up the ball on the wing as Exeter look to overwhelm Harlequins on the break straight after his try.

However his last-ditch offload goes straight into Quins' hands, but suddenly they look flustered.

    This is a fantastic final.

"He’s gone to ground and bounced back up and had a second effort. How was he allowed to step back up again?

“The Exeter pack mean business in the second half.”
