The tape was given to 16-year-old aspiring musician, Kevin Hutchinson, by Hull guitarist, Mick Ronson, who worked with Bowie.
Ronson gave the demo to his friend to help him learn the song in 1971.
Mr Hutchinson listened to the song, labelled it "David Bowie rehearsal tape" and packed it away in his loft for almost 50 years.
Mr Hutchinson said: "I remember listening to it and thinking, 'This is OK.' I didn't think, 'This is fantastic.'"
He kept the tape despite moving house several times and now Mr Hutchinson thinks it's "phenomenal... obviously".
The song featured in the 1972 Ziggy Stardust concept album, which propelled Bowie to fame.
The demo was expected to sell for £10,000.

Traffic is now building on the A6029.
Crews are on scene and drivers are being told to avoid the area.

A number of roads have been closed after a lorry caught on fire, causing huge plumes of smoke.
The M1 southbound near to Lofthouse has been closed, and all lanes leading into the Lofthouse tunnel have been shut.
There are currently 30 minute delays in the area.

An 8-year-old girl from a school in the Harrogate area is receiving support after she produced a four-inch knife and threatened officers.
The incident happened in a classroom on 18 February, but the information emerged as the force conducts a week-long campaign aimed at knife crime.
The class was evacuated after police and teachers were threatened.
No-one was injured during the incident.
A man in Leeds has been ordered to pay thousands of pounds after he was caught illegally dumping fridges and freezers.
Stadian Stefan, 40, of Dorset Road was given a Criminal Behaviour Order and ordered to pay £2,225.72.
Leeds Magistrates' Court heard how Stefan chucked the large appliances onto two roads in Harehills on 11 April last year and sped away.
Environment officer Helen Freeman said: "We simply will not tolerate this kind of illegal behaviour in the city, and endangering other road users in the process is completely unacceptable."
A Sheffield man has been found guilty of murdering another man who died two weeks after being stabbed.
Gavin Singleton (pictured, left), 31, was stabbed in the chest in Walkley Lane, Sheffield, in the early hours of 23 September and died in hospital on 6 October.
Danny Trotter (pictured, right), 24, of Chadwick Road, Sheffield, was found guilty of murder after a trial at Sheffield Crown Court.
Trotter, who was also found guilty of wounding a second man, will be sentenced on Thursday.
Speaking after the hearing, Ch Insp Jude Ashmore said: "A knife crime doesn’t just affect the person stabbed, it also impacts on the lives of friends and family, and the person who carried out the attack.
"I urge anyone who is considering carrying a knife to think long and hard about the consequences of what they’re doing."
Hull Royal Infirmary say the police were recently called to remove a smoker who ignored security and had a cigarette in the grounds of the hospital.
It said the man, who had just discharged himself, was "intent" on smoking outside the front entrance to the hospital.
Hospital bosses said security staff asked him "several times" to move on a public road if he wished to smoke, but he refused so Humberside Police were contracted to escort him from the premises.
Hull University Teaching Hospitals NHS Trust have warned that smokers will be asked to leave if they smoke in hospital grounds, external.

Shops, bars, a hotel and up to 40,000 sqm of office space could be built on land next to Sheffield's Meadowhall Shopping Centre.
British Land, which co-owns Meadowhall, has been granted outline planning permission to develop 17 hectares (42 acres) of vacant land.
The scheme replaces previous plans which included up to 1,300 homes, external.
According to supporting documents the development could support between 3,090 and 4,810 jobs.
A council report , externalsaid the scheme if approved, which also includes plans for a car showroom and gym, "will regenerate a large vacant site and has the potential to deliver a significant number of jobs".
It added that while the proposal would "marginally worsen air quality", the benefits "significantly outweigh" the negatives, according to the Local Democracy Reporting Service.

The appeal's been made after a woman was approached and touched by a man at a bus stop in Seacroft last November.
The suspect is described as being aged in his seventies, of slim build and he told the woman his name was Keith.
Police are appealing for anyone with information about the incident or the suspect to get in touch.
Hundreds of people have lost their jobs after a Hull furniture company closed its doors today.
Staff at Kingstown Furniture, on Leads Road, are out of work after the company ceased trading.
The firm, described on its website as the UK’s leading manufacturer of ready assembled furniture, celebrated its 40th anniversary in 2016, saying it employed more than 360 staff at the time.
